Track warranties and file a warranty claim

The Warranty Dashboard gathers dates from your systems, inventory, documents, and builder connection. Where to enter them and how the Claim button works.

The Warranties page (Repairs & Pros in the sidebar) shows every warranty date the app knows about in one list, marks the ones ending within 90 days as Expiring Soon, and gives you a Claim button on each. There is no form on the page itself; it reads dates from four places, and the way to add a warranty is to add its dates in one of them.

For a new appliance, the fastest path is the system: open it on Systems & Features, add the brand, model, serial, and the Warranty Start and Warranty End from the paperwork. Then upload the paperwork itself as a Warranty document with the same end date, so the terms are one click away when you need them; the Document Vault covers uploads.

Reading the dashboard

The stat cards show Total Warranties, Active, Expiring Soon (within 90 days), and Expired. Filter with All, Active, Expiring Soon, or Expired, and search by name. Each card has "View", which opens the source record, and "Claim". The Warranty Expiring toggle on the Notifications page (on by default) sends a reminder as the end date approaches.

Filing a claim

"Claim" opens the Requests area, and what happens next depends on who the warranty is with.

  • Builder warranty, on a home that came from a builder invitation: the Claim button starts a new request with the kind preset to "Warranty claim". Fill in what is wrong, describe it, pick the system if you know it, set the urgency, and click "Send to {builder}". Your builder sees it at once and works it through Sent, In review, Visit scheduled, and Resolved or Declined; you can follow every step and message them on the request. Submitting a service request walks through the form and the statuses.
  • A manufacturer or third-party warranty: the claim goes to the manufacturer or provider by their process, usually a phone call or their website with the model and serial number. Use Property Station to have those numbers and the proof of purchase ready, and log the claim in the system's notes and the repair history so the record is complete.

The Requests area and the Claim flow to a builder only exist on homes linked to a builder organization. If you entered your builder's details by hand during onboarding, the dashboard still tracks the builder warranty dates, but requests go to the builder by email or phone from the Support & Contact page.

What to do next

Enter the Warranty Start and Warranty End for the water heater, the HVAC equipment, and the roof first; they are the expensive ones and the ones whose warranties most often require proof of maintenance, which is one more reason to log the water heater flush and the HVAC service when you do them.
