Terms of Service

These terms are the agreement between you and Property Station LLC. Please read them; using the Service means you accept them.

Property Station LLC, a Florida limited liability company ("Property Station", "we", "us"), provides propertystation.com and the Property Station application (the "Service"). By creating an account or using the Service you agree to these terms and to our Privacy Policy. If you use the Service on behalf of a company, such as a builder, you confirm you have authority to bind that company, and "you" includes it.

The Service

Property Station is a place to keep the record of a home: its systems and appliances, maintenance schedule and history, documents, warranties, projects, and related information. Builders can use the builder portal to prepare a home's record and hand it to the buyer at closing, and to receive warranty claims and service requests from homeowners afterward.

The Service is in a free beta. During the beta every account has access to all features at no charge. We may introduce paid plans; if we do, we will tell you in advance, publish the prices on the pricing page, and nothing will be charged without your agreement.

We may change, add, or remove features as the Service develops. We will try to give notice of changes that remove something you rely on.

Your account

You must be at least 18 to use the Service. Keep your password confidential and tell us promptly if you believe your account has been accessed without permission. You are responsible for what happens under your account.

Give us accurate information and keep it current. One person may hold one builder organization; builder team members are added by an organization admin and act on the organization's behalf.

Your content

You own the information, documents, and photos you put into the Service ("your content"). You grant us a license to store, process, display, and transmit your content only as needed to provide the Service to you and to the people you share it with, to operate the AI features you use, and to keep backups. That license ends when the content is deleted, subject to backup cycles.

You are responsible for your content. Only upload what you have the right to upload, and do not upload anything unlawful, infringing, or harmful. We may remove content that violates these terms.

Builder handoff and requests

When a builder invites a buyer to claim a home, the builder is responsible for the accuracy of the record it prepares and for sending the invitation to the right person. When the buyer claims the home, the record transfers to the buyer's account and the builder's access to it ends, except that the builder keeps its own record of the handoff and receives the requests the homeowner sends.

Warranty claims and service requests sent through the Service are messages between the homeowner and the builder. Property Station delivers them and keeps their history; it is not a party to the builder's warranty, does not decide coverage, and does not guarantee that a builder will respond. Read your warranty document; it, not the Service, governs what is covered.

Maintenance guidance and AI features

The Service offers maintenance schedules, templates, guides, and AI features (such as the Assistant, Insights, and Scan Receipt). All of it is general information to help you decide what to do. It is not professional advice, and it does not know the specifics of your house beyond what you have entered.

AI output is generated automatically and can be incomplete or wrong. Check it before you act on it. For anything involving gas, electricity, structure, roofing, or any work that a permit or a license covers, use a licensed professional. Property Station is not responsible for the outcome of work you do or hire based on information from the Service.

Acceptable use

Do not:

  • use the Service to break the law or to infringe anyone's rights;
  • access another person's account or data, or probe, scan, or test the Service's security without our written permission;
  • interfere with the Service, overload it, or bypass its limits or access controls;
  • upload malware or content designed to harm the Service or its users;
  • scrape or bulk-copy the Service or its content, other than your own data through the export features;
  • resell the Service or offer it to third parties as your own, other than a builder handing records to its buyers;
  • use a share link or a claim invitation to give access to someone who should not have it.

We may suspend or terminate accounts that violate these terms.

Third-party services

The Service relies on providers named in the Privacy Policy (for example Supabase, Vercel, Anthropic, and Resend). Their availability affects ours. The Service may link to other websites and sources; we are not responsible for their content or practices.

Intellectual property

The Service, including its software, design, and the articles under Blog, Help Center, and Maintenance Guides, is owned by Property Station LLC or its licensors. You may use it as these terms allow. You may link to and quote reasonable portions of our public articles with attribution; do not republish them in full.

Termination

You can stop using the Service and ask us to delete your account at any time by emailing support@propertystation.com. We may suspend or terminate your access if you breach these terms, if required by law, or if we discontinue the Service; where practical we will give notice and time to export your data. Sections that by their nature should survive (your content license for backups, disclaimers, limitation of liability, governing law) survive termination.

Disclaimers

The Service is provided "as is" and "as available". To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or secure, that data will never be lost, or that AI output or maintenance guidance will be accurate. Keep your own copies of documents that matter.

Limitation of liability

To the fullest extent permitted by law, Property Station LLC and its members, managers, employees, and providers will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, data, or goodwill, arising out of or related to the Service, however caused, even if advised of the possibility. Our total liability for all claims relating to the Service is limited to the greater of the amount you paid us in the twelve months before the claim or one hundred US dollars. Some jurisdictions do not allow certain limitations, so some of these may not apply to you.

Indemnity

You will defend and indemnify Property Station LLC against claims, damages, and expenses (including reasonable attorneys' fees) arising from your content, your use of the Service in breach of these terms, or your violation of law or of someone else's rights.

Governing law and disputes

These terms are governed by the laws of the State of Florida, without regard to its conflict-of-law rules. Any dispute that cannot be resolved informally will be brought in the state or federal courts located in Florida, and you consent to their jurisdiction. Before filing, write to support@propertystation.com and give us thirty days to try to resolve the matter.

Changes to these terms

We may update these terms. We will update the date at the top and, for material changes, tell you in the app or by email before they take effect. Continuing to use the Service after that means you accept the updated terms.
