When a builder hands over a home through Property Station, you receive an email with the subject "Your new home at {address} is ready to claim". Open the link, sign in or create an account using the same email address the invitation was sent to, and click "Claim my home". The home, with everything the builder entered, moves to your account.

What the claim page shows

The page shows your builder's name, "Welcome home" with your name and the address, and what you are about to receive: every appliance and system as built, warranty details in one place, shutoffs and key locations, and manuals and closing documents. It is the builder's record of your house, ready for you to take over.

Steps

  1. Open the link from the email. If you are not signed in, click "Create my account & claim". Sign-up opens, and after you confirm your email you are returned to the claim page. If you already have an account, click "Already have an account? Sign in".
  2. Make sure the account email matches the email the invitation was sent to. A claim from a different email is refused with "Sign in with the email address this invitation was sent to."
  3. Confirm your email if you have not. An unconfirmed account sees "Confirm your email address before claiming this home."
  4. Click "Claim my home". You will see "It's yours! Taking you to your home…" and land on your dashboard.

What you receive

  • The property, with the address, specs, and photo the builder entered, set as your primary home if you had none.
  • Every system and appliance the builder recorded, with brands, models, and serial numbers where they entered them.
  • Paint & Finishes, Shutoffs & Key Locations, and the documents the builder uploaded.
  • A builder connection: your builder's name and support contact, with the warranty start set to your closing date. It appears under Builder Connect in the sidebar as Warranty Coverage and Support & Contact.
  • A starter maintenance plan built from the home's systems.
  • Access to Request Service and Warranty Claims, which only exist for homes that came from a builder. Submitting a service request explains how they work.

Onboarding is skipped; there is nothing to fill in that the builder has not already done. Once you claim, the builder can no longer see the home's records.

The error page "Hmm, that link didn't work" tells you why: the link is not valid (check you copied the whole thing), the builder revoked it, the home has already been claimed, or the invitation has expired. Invitations expire 14 days after they are created. In every case the page shows your builder's email and phone; ask them to send a new invitation. Builders can revoke and reissue a link at any time before it is claimed; the builder side of the handoff shows what they see.

What to do next

Walk through Systems & Features and check what the builder entered against the equipment labels in the house. Then look at Maintenance; the starter plan is a good default and you can adjust every task. If you bought without a builder invitation, create the home yourself instead.
