Check the attic once a year from the hatch: the soffit vents should be open with a clear channel past the insulation, the ridge or gable vents clear, the insulation even, dry, and deep enough to bury the joists, no fan or dryer venting into the attic, and the roof deck dry with no daylight showing. The Department of Energy calls moisture the attic's number one enemy and links it to poor ventilation; this check finds both.
An attic works as a system. Air sealing at the ceiling keeps the house's warm, moist air out of it. Insulation on the floor keeps heat in the house. Ventilation from the soffits to the ridge keeps the attic close to outdoor temperature so moisture leaves and, in winter, the roof stays cold. Break any one and the others suffer: blocked soffits trap moisture, missing air sealing soaks the insulation, thin insulation warms the roof and makes ice dams.
What do the sources say?
The Department of Energy and ENERGY STAR agree on the attic's three jobs: seal the ceiling so house air stays out, insulate the floor including the eaves, and ventilate from the soffits to the ridge with baffles keeping the insulation off the soffit vents. Exhaust fans must never vent into the attic, and insulation must stay clear of non-IC recessed lights.
The Department of Energy's Consumer Guide to Durable Attics lists the signs of attic moisture trouble (warped or rotted soffits or fascia, bubbled paint at the eaves, worn shingles at the roof edge, wet insulation near the eaves, mold on attic surfaces, warped or rotting wood), says exhaust fans must not vent into the attic, and recommends sealing air leaks around ducts, wires, plumbing, lights, and the attic entry, insulating including the eaves, ventilating with soffit vents paired with a ridge vent, and installing baffles to keep insulation off the soffit vents. ENERGY STAR's attic ventilation page says the most common insulation mistake is blocking the soffit vents, and to keep insulation at least 3 inches from recessed lights unless they are IC-rated.

What are the steps?
From the hatch on a bright day, look for daylight through the deck, then for stains, mold, or frost on it; check the eaves for open soffit vents and baffles; check the ridge and gable vents; measure and inspect the insulation; follow every fan and dryer duct to a roof or wall cap; check recessed lights and the hatch; and look for animal signs. Ten items, a note and a photo for each.
- Pick a bright day for the daylight test and, if you can, a cold morning for the frost test. Go up through the hatch and stop on the ladder or at the edge; most of the check can be done from there with the flashlight.
- Turn the light off first. Look for daylight through the roof. Daylight at the ridge or gable vents is fine; daylight through the deck is a hole. Done when: you have looked at every roof plane.
- Turn the light on and look at the underside of the roof deck for dark staining, wet spots, mold, or frost on the nail tips. Frost or drips in winter mean moist house air is reaching the attic.
- Look along the eaves. You should see the soffit vents from inside as gaps of light or as baffles (the plastic or foam channels stapled between the rafters) with insulation held back from them. Insulation stuffed into the eaves with no baffle means the soffit vents are blocked. Note every bay where that is the case.
- Look at the exhaust vents: ridge, gable, roof vents. They should be clear of insulation, nests, and debris.
- Look at the insulation. It should be even in depth across the floor, with no bare spots, no compressed areas, no dark or dirty patches (dirty insulation marks an air leak below it), and no wet or matted areas (a roof leak or a plumbing leak above). Measure the depth in a few places. If the joists are visible, the attic is thin.
- Find every duct that enters the attic. The bathroom fan ducts and the range hood duct must run to a roof or wall cap, not end in the attic or point at a soffit. The dryer must never vent into the attic. A disconnected duct, or one that ends short, dumps moist air into the insulation. The bath fan guide covers the fans.
- Look at recessed lights from above. Insulation should be held back from any light that is not marked IC-rated. Non-IC lights buried in insulation are a fire hazard.
- Look at the attic hatch or pull-down stair from the attic side. It should have weatherstripping and insulation on it; most do not.
- Look for animals: droppings, chewed insulation, nests. An animal came in through a vent or a gap at the eave.
Done when: you have a note and a photo for each of the ten items.
What do the findings mean?
Each finding points at one of the three jobs: blocked soffits and missing baffles are a ventilation problem, frost, drips, and dirty insulation are air-sealing problems, wet insulation in one spot is a roof or plumbing leak, visible joists mean under-insulation, and a duct ending in the attic is a fan venting where it must not. Order matters: air seal first, then baffles and ventilation, then insulation. Insulation added over an unsealed ceiling gets wet and works less.
When should you stop and call a pro?
Call an insulation or weatherization contractor for the air sealing and insulation work if the attic is hard to move in, has knob-and-tube wiring (pre-1930 houses), has vermiculite insulation (which may contain asbestos; do not disturb it), has recessed lights of unknown rating, or has a history of ice dams. Call a roofer for any leak. Call an HVAC contractor for ductwork that runs through the attic and is disconnected, crushed, or sweating. And do not walk on the drywall between joists; falling through a ceiling is the common attic injury.
In a new home, the most frequent findings are a bath fan duct that was never connected to the roof cap and insulation blown over the soffit vents. Both are builder items in the first year, and both are easy to photograph.
What should you record?
The date, the photos, the insulation depth, which bays lack baffles, and each fan duct's termination. Year over year the photos show whether frost or staining is spreading. Set the attic look as a yearly task in late fall, and do the roof check from the same hatch on the same day.
Common questions
Why does a cold attic matter in winter?
Because a warm attic melts the snow on the roof from underneath, the meltwater runs to the cold eave and refreezes, and the ice dam that forms pushes water back up under the shingles. ENERGY STAR's guidance is to keep the attic cold with air sealing, insulation, and ventilation. A cold attic in January is a healthy one.
Should I add a powered attic fan?
ENERGY STAR cautions that a powered fan in an attic with blocked soffit vents or a leaky ceiling pulls conditioned air out of the house and makes the air conditioner work harder. Fix the passive ventilation (open soffits, a ridge or gable vent) and the air sealing first; most attics do not need a fan after that.
How much insulation should there be?
It depends on the climate zone; the Department of Energy publishes recommended levels by region. The practical test is whether the ceiling joists are buried: if you can see the tops of the joists, the attic is under-insulated for nearly every climate. Add the amount the DOE table gives for your zone.
What should you do next?
